Warehouse Architects in South Africa

ICM Architectural Studio is an industrial architecture practice specialising in warehouse design. We design speculative, distribution and logistics warehouses for property developers, funds and the companies that occupy them. The four warehouse projects below range from a 12,937 m² precinct of three units in Waterfall to two speculative buildings totalling 49,218 m² near Durban’s harbour.

From our Randburg office we work as warehouse architects across South Africa, including Johannesburg, Durban and Cape Town.

Industrial work has been central to the practice since it was founded in 1999, and our directors are personally involved throughout every project.

Planning a warehouse?

Send us what you have so far: the site, the floor area you need and how the building will be used. That is enough for a first conversation.

Warehouse Design

What shapes a good warehouse design

These are questions our warehouse projects had to answer.

Who will use the building, and is that known yet?

A speculative warehouse is built before a tenant signs. Clairwood Pocket 4’s two speculative buildings were planned around container logistics close to Durban’s harbour. A building for a known occupier can be shaped around one operation, as Dromex’s was.

How should the site and yard be planned?

At Clairwood Pocket 4, close to Durban’s harbour, site planning put operational flow first, and the external yards were strengthened for heavy handling equipment and stacked containers.

Does the warehouse need offices or a public face?

Each of LP8 Midi’s three warehouses has its own double-storey office block. Dromex added a client-facing showroom to its warehouse and distribution building.

Will the warehouse need to expand on the same site?

Warehouse expansion can mean a second building. Crusader Logistics commissioned its second building straight after the first was finished. It was placed next to the original so the two work as one campus, with the company’s local head office built into the new building.

How visible should it be?

Warehouses on main routes can carry a brand. LP8 Midi’s has street frontage on Bawa Lane and signage facing Bridal Veil Road; the Dromex building sits above the Umhlanga Ridge.

How We Work

From first layout to completion

  • Directors on every project. ICM’s directors, Mark Pestana and Claude Heyes, are involved throughout every project.
  • Principal Agent when you need one. ICM regularly acts as Principal Agent, providing project leadership and technical oversight.
  • Cost and buildability from the start. We design with cost, buildability, statutory approvals and construction delivery in mind.
  • Distribution and e-commerce facilities. At Eastport Logistics Park the logistics facilities were planned for national distribution and e-commerce operations.
  • Masterplanning when the warehouse is part of a larger site. See our logistics architects page and our logistics park work at Clairwood, Eastport and Louwlardia.
